What makes Arista's custom homes different from build-to-suit?

Our build-to-suit program offers a curated selection of pre-designed floorplans and elevations — still with meaningful choices, but within a defined set of options. Our fully custom program starts from scratch. You work directly with our design team to create a floorplan, exterior elevation, and interior design that exist nowhere else. There are no pre-selected choices, no catalogs to pick from — just your vision, built into reality.

Can I build an Arista custom home on my own land?

Yes. Arista builds fully custom homes on private lots, county lots, and our own available lots. Whether you already own land, are searching for the right property, or want to build in one of our communities, we can guide you through the process from the very beginning.

How does the custom home design process work?

It starts with a conversation—not a contract. We learn how you live, what you love, and what your ideal home looks and feels like. From there, our team develops a custom floorplan, works through exterior elevations, and takes you through a full interior design selection process. During pre-construction, we set a realistic build timeline specific to your project. Generally, you can expect the full process—from initial design through move-in—to take longer than a build-to-suit home, and we'll be transparent about what to expect from day one.

What is included in a fully custom home with Arista?

Everything. Your custom home includes a fully original floorplan, one-of-a-kind exterior elevation design, complete interior design selections, and Arista's full construction and project management process. You also receive our standard new home warranty and ongoing service support after closing.

Can I make changes to my design during construction?

We work hard to finalize every design decision before breaking ground—this protects your budget and your timeline. Our pre-construction process is thorough precisely so changes during the build are rare. That said, we communicate openly throughout construction and handle any necessary adjustments with care.

Pre-Construction

Book a Discovery Call

We start with a no-pressure conversation to learn about your vision, your timeline, your budget range, and the land situation. This helps us understand whether a fully custom build is the right path—and if it is, how to approach yours specifically.

Lot Selection or Lot Review

If you have land, we evaluate it with you—access, soil, utilities, and site conditions that affect design and cost. If you need land, we can help you identify options. Your lot shapes your home's design in real ways, so we take this step seriously.

Custom Architectural Design

This is where your home takes shape on paper. Our team develops a fully original floorplan tailored to your lifestyle, then works through multiple exterior elevation concepts until the outside of your home is as intentional as the inside.

Interior Design & Selections Process

From flooring and cabinetry to tile, fixtures, and trim packages, we guide you through every interior selection with our design team. You'll finish this process knowing exactly what your home will look like—no surprises at move-in.

Estimating & Final Budget Review

Once design is finalized, we build a detailed, line-item estimate for your custom home. We walk through it with you so you understand exactly what you're investing in and why.

Contract & Build Package

With design and budget aligned, we finalize your contract and assemble your complete build package—the full set of plans, specs, and selections that guide every phase of construction.

Our Process

Site Build

Ground Breaking

We submit permits and coordinate with local authorities to get approvals in place. Once approved, we prepare your site—grading, utility connections, and clearing—and construction officially begins.

Foundation

After all underground utilities are in place, our concrete contractor shall form and pour your foundation. All site concrete is poured at a later time in the project which includes driveways, sidewalks, and walkways.

Framing

Building the skeleton for your home is the next task. The framing contractor will layout and install all of your exterior and load bearing walls. Trusses are then attached to help support future loads. The home is now sheathed with OSB, a compressed wood particle board enclosing the structure from the outside elements.

All exterior components such as window and exterior doors are installed to provide security to the home throughout the life of the construction project.

Rough-In

All utilities such as HVAC, plumbing, electrical, and low voltage are installed throughout the home. It is still possible to add additional items after the walls have been sealed but are much more costly post drywall.

Building Dry-In

Simultaneously with the rough-in’s, our roofers and stucco contractors are working on making your home watertight. Roofing is typically completed first and then the stucco contractor wraps the siding of the home with a vapor barrier and wire for the grey coat (cement stucco) to adhere to. Next the drywall is installed, followed by the cement grey coat siding which will cure for a minimum of 10 days prior to applying the final elastomeric color coat.

Finishes

Arista wants to maximize the value of your budget by ensuring that all selections have been completed according to the schedule. Our objective is to minimize any delays in your project.

Appliances & Fixture Installation

One of the most exciting aspects of building a home is when your chosen appliances and finishes are installed, cementing the vision of your new home. We have been with you from your initial vision and we embrace your excitement.

Landscaping

We have many different options and packages regarding your landscaping depending on your budget allowance and style. Included in your choices may be a more native xeriscape low maintenance package or lush grasses and shrubs.

Pre-Closing Wak-Through

Arista will accompany you for your pre-closing final walk-through. This collaborative effort enables the culmination of your concept, vision, and dreams.
