Home maintenance is a great way for homeowners to be proactive in caring for their homes. It is also an essential part of homeownership. It can also help make your home more energy-efficient.

Proper home maintenance enables homeowners to potentially save thousands of dollars on repairs. Additionally, it prevents structural damage, keeps home systems running effectively, and helps save on energy costs.

7 Home Maintenance Checklist Items

Home maintenance in New Mexico comes with its own set of unique challenges and requires specific homecare that may vary from other parts of the United States. Much of the state has desert or desert-like conditions, including extreme heat and lengthy, daily exposure to the sun, while also hosting the occasional heavy rain or even snowfall. These varied weather conditions mean home maintenance is especially important in New Mexico.

We’ve compiled a helpful home maintenance checklist below. Use it to keep your home in tip-top shape!

  1. Roofing

    Take into account the architecture of your home. Many homes in New Mexico have flat roofs. Check your roof for collected water, especially during the “monsoon season.”

    If you have a flat roof, water should flow off the roof through spouts. Regularly check for debris as well. Debris causes issues over time and makes it easier for water to pool on your roof. Debris is especially harmful to flat roofs but affects all roofs negatively.

  2. Landscaping

    Keeping up with landscaping is necessary in order to properly maintain your home. Most importantly, care for and check on any trees on your property regularly.

    Unhealthy, weak trees run the risk of falling on your home (whether a heavy branch or the entire tree itself), especially after any type of storm. This can cause serious and expensive damage. To prevent costly repairs, you can check on your property trees yourself or even hire an arborist if you are unsure about the health of your trees.

  3. Drainage Systems

    Your home likely has various drainage systems, and all should be cared for often. An important part of drainage maintenance is checking for blockages. Blockages can, and often will, severely impede the effectiveness of your drainage systems. You can test for blockages by using a hose.

    Check your gutters, downspouts (including buried downspouts), and all surface and subsurface systems your home uses.

    Take the time to remove any debris you notice, even if they’re not noticeably affecting the drainage yet. While smaller debris may not be an immediate issue, once enough smaller debris collects it becomes an issue.

  4. Home Cooling Systems

    Whether you use central air, air conditioning units, evaporative coolers, fans, or some combination, all types of cooling systems require some regular maintenance you are capable of completing as the homeowner.

    For central air or air conditioning units, make sure you clean the filters regularly. Once the filters start to age or become too difficult to properly clean, replace the filters.

    For an evaporative (aka swamp) cooler, turn off the water supply and drain the water lines completely. Clean mineral buildup found in the tank and unplug the pump. This will prevent freezing. For fans, make sure to clean the blades regularly and change any old bulbs.

  5. Home Heating Systems

    Check on your furnace regularly by inspecting your furnace filters once a month (and change them if they’re dirty). To make sure your furnace is ready and fully functional for winter, it might be helpful to hire a specialist to check the burner combustion, heat exchanger, and all fuel connections.

    Don’t forget to maintain your fireplace as well. Whether you have a kiva fireplace or a gas fireplace, regular maintenance is a must. For a kiva fireplace, you may want to hire out for a chimney sweep and an inspection once a year. In the meantime, regularly dispose of debris including ash and old wood. Remember to check the airflow for blockages periodically as well. For a gas fireplace, you can do much of the maintenance yourself, including wiping down any glass fronts, inspecting for bubbling and peeling paint (a sign your fireplace is not functioning correctly), and cleaning the airflow area. With any fireplace, you need to have an inspection done at least once a year for safety.

  6. Windows & Doors

    Inspect your windows and doors for any wear or damage to the weatherstripping. Weatherstripping wears over time, so as you are inspecting each window and doorway, bring replacement weatherstripping to fix any gaps in the moment. Inspecting and fixing the weatherstripping throughout your home will prevent drafts and help save on heating and cooling costs.

  7. Detectors & Batteries

    Don’t forget to regularly check both your carbon monoxide detectors and your smoke detectors. Batteries for all detectors should be changed about twice a year.

    Tip: check your garage door system, your outdoor lighting, and any other systems that require batteries or other “maintenance parts” at the same time.
